Pensimo / Stettbach
The Zürichberg Tunnel was opened in 1990, linking Stettbach railway station with Stadelhofen railway station in Zurich City. Stettbach, on the southwestern edge of Dubendorf, was a nothing of a place. People didn’t live there – they drove through it. Who could have thought that 400 apartments could be let in Stettbach in record time, even before they were ready for people to move in? Here’s how.
Over the past three years, «Stettbach Mitte» has been created just by the railway station. The two buildings could not be more different in terms of what they offer: Stett includes 105 open-plan apartments with urban loft-style designs, ranging from 40 to 100 square metres, while Bach is home to just shy of 300 dwellings, from 1.5-room apartments to 4.5- garden maisonettes for a very diverse audience. We pitched for this real estate project on behalf of Pensimo and today look back on this presentation with tears of both joy and sadness.
We thought our «Stettisch living» concept was genuinely very good, but the creation and design from communications agency Raffinerie was better: we tip our hat to them. So, Raffinerie’s concept won them the design aspect; GRIP was responsible for planning the concept of the measures, project management, marketing communication and implementation.
We activated potential tenants with a series of targeted communication measures during a teaser and marketing phase. It seems that we did something right: a mere six months after the start of marketing, just two of 105 apartments were left in Stett. Marketing started a little later for Bach, but even these 300 units were let before they were ready to be inhabited.
